We think people only fear what they don’t understand. With this in mind, we created a transparent pricing model to shed light on how much construction actually costs from beginning to end.

Our pricing is based on 2 main components: permitting and building.

Because each city has different regulations and fee schedules, permitting costs can vary. However, since Bay Modular controls each step of the construction phase, we can guarantee our building to a fixed price, leaving you to worry about the finishing details and not overages or change orders.

 
 
 

Feasibility Assessment

A conventional construction project starts with a feasibility study — this means a contractor will normally come to your site to determine whether their team is able to handle the complexity of your project given the proposed site.

Because Bay Modular is a technology-oriented construction company, we can use Google Maps to determine high-level requirements like required space, general elevation, and slopes. This step is provided to you at no cost.

 

Design

 

Free • 1 Day

We’ve designed a modular design system to let you personalize your home, while keeping structural elements consistent. This provides a level of flexibility to you, while keeping some core building features consistent so we can keep the costs down and deliver a high-end, customized building every time.

Because we’ve already spent the time creating this modular design system, we’re offering the design service at cost for every model we build for you. Real cost happens when we purchase the finishes for your unit in the construction phase.

 

Site Survey

 

$500 Fee • 1 Day

Bay Modular will send out one of our site surveyors to visit your property, conduct ground site mapping, and gather additional information regarding your design customizations and relevant information regarding site planning, which may include information about utilities and existing structures.

To send out a surveyor, we charge a $500 fee, which will be put towards the cost of the model if you decide to continue. Additional 3rd party services including soils/geotechnical reports, property surveying, and reports for other permitting-based requirements will be independently assessed per vendor.

 

Permitting

Typically 8% of Construction Cost ~ 8-12 Weeks (Depends on City)

We’ve been around the block a few times so we know the drill when it comes to working with city officials. We’ll fill out the forms, talk to permitting officers, and acquire approved permits for your model. Bay Modular handles the entire permitting process, including any unexpected requests and requirements from your city’s building department.

If for some reason we can’t get your model permitted, we will cancel your order with no obligation to complete the construction. Your payment will be returned (less 2% of Construction Cost) to pay our permitting team.

 

Site Prep & Offsite Construction

Total Amount Due ~ 8-12+ Weeks (Depending on Model)

Unlike conventional construction, our building system allows us to start the sitework and unit construction at the same time. Sitework includes excavation, setting forms, establishing your foundation, and preparing utility hookups. Unit construction happens in two steps and includes framing, wiring, plumbing, insulation, and finish work.

Our payment schedule is broken down into 5 phases - contractural downpayment (20%), permitting submittal (20%), materials (20%), site work progress (30%), and installation & finish work (10%).

 

Delivery & Installation

Included with Model ~ 1-4 Weeks (Depending on Model)

Because our process begins in a factory, we can deliver your unit with complete framing once the sitework is prepared. We load up our models into sections and deliver to your site using a crane. Once installed permanently to the foundation, our team of contractors will connect all the electrical wiring, plumbing, and fixtures before connecting your model to existing utilities.
